We do not list everywhere. We list only where we can put a concierge in the kitchen within twenty minutes.
Every villa below has been walked, slept in, and tested for water pressure by a member of our team. We will not represent a house we have not stayed in ourselves.
Saint-Jean-Cap-Ferrat
A 1923 summerhouse rebuilt in 2019 behind its original façade — twelve metres of glass opening onto a cypress-lined path to the sea. The flagship of the portfolio and the house Étienne uses to test every chef on the network before they are invited to cook for our guests.

"When I left the Cap-Eden-Roc in 2009, the instinct was to grow the list quickly. We refused. Thirty-eight is not a marketing figure — it is what four concierges can properly look after on a Saturday in August. Every villa on this page has been slept in by one of us, in person, this year and last."
